Rethink uses proprietary software to hammer down into areas that we believe to be good investments. We use a blend of government data, short-term rental data, and independent information-gathering to determine the best markets. Once selected, we do extensive research in each area to determine the qualities that top-performing assets have that set them apart from the rest of the listings. We then set about to find five of the top listings available and create detailed proposals for our clients.

We have developed an easy-to-follow, streamlined process that helps our clients gather information, and pairs them with vetted lenders and attorneys who expedite closing. Everyone has questions and reservations, but Rethink has the expertise and knowledge required to facilitate fast and painless closings, which enables us to begin generating income as soon as possible.

Few things set listings apart from one another like interior design and staging. Rethink’s in-house interior design team focuses on curating a modern home-style vibe that is interesting, unique, memorable and inviting. Units that have these four qualities in design tend to perform 15 to 25 percent better than units without a certain “cool” factor. A lot of commercial Airbnb’s miss the mark with bland, boring spaces that don’t catch people’s eye. At Rethink, we’ve found that tasteful design and thoughtful staging create competitive advantages.

According to data released from Airbnb, consumers spend less than 20 seconds on an average listing’s page. Being able to convey the uniqueness of a listing online is nearly impossible without professional photography and photo-editing skills. Crisp, bright, wide-angle photos taken by our photographer illuminate our listings, ensuring potential renters have an understanding of the home before booking.

Just as the interior design of a unit seeks to curate a unique space, the content and messaging Rethink creates seeks to describe and entice. The paragraph of text describing the listing is a sales pitch to renters, and after listing more than 100 units, Rethink has all the tricks of the trade to drive traffic to our clients’ listings. Clear, concise descriptions that also invoke a story of the listing and the surrounding area allow renters to feel the spirit of the area, capturing their imaginations.

Running a vacation rental requires a lot of attention. Potential guests message all the time, and factors such as response rates, host scores, and guest reviews affect whether or not a listing is as visible as it should be. Rethink has dedicated property managers who use a proprietary software developed in-house (think: Guesty) to care for the listing and achieve that coveted “Super Host” recognition!

MAINTENANCE

MAINTENANCE

A house is a house, and inevitably, maintenance issues crop up. Rethink has 24/7 on-call licensed handymen, plumbers and electricians to make sure that issues are handled quickly, efficiently, professionally and with minimal impact to guests. Rethink has maintenance schedules in place for all its lisitngs, which include regular service to HVAC units, plumbing inspections, 370-point general inspections, and inspections of our required RETHINK LIFE SAFETY features present in every listing. This upkeep program is the premier way to keep listings in top condition while avoiding costly shutdowns for preventable problems.

Market research shows that 78 percent of Airbnb clients cite cleanliness as the reason for leaving a negative review, while 38 percent cite it as a reason for leaving a positive review. Ensuring that each unit is spic and span, with all vestiges of previous renters erased and a clean slate restored, is our priority. Our cleaners are legal US citizens, are background checked, and are W-2 employees. Rethink has a Cleaning Crew Onboarding Program in place that includes cleaning training, procedural training (think: what do I do if I find a watch or a necklace left behind? ) to have the very best crew possible.
